What
information do I need when taking a property?
When you take a property you
will be required to supply two forms of identification, and your bank details.
When
do I pay my first month’s rental and deposit?
On the date of entry to any property we require a month rent in advance and a
deposit to be held during the tenancy against loss and damage.
Do
you take DSS?
YES!, we do take DSS tenants, you should
phone and ask if you are interested in a certain area.
Who
owns the properties?
We do, all the properties are owned and managed by us, so you don’t have
another landlord, wanting to unfairly increase rents and unfair requests.
How
long before I can move into a property I wish to rent?
Once you have seen a property you wish to rent and have provided all the
relevant information to make an application you can move in.
What
sort of lease agreement will there be for the property?
The lease is a Short Assured Tenancy and is a legally binding document agreed
between AJ Properties and you, as a tenant. As members of NLA we have a duty to
ensure that anyone relying on us is offered correct advice.
How
long is a lease agreement?
The minimum rental period is six months. As long as you have paid your rent on
time and you are happy with us and we are happy with you, then once the first
six months have past, you can stay in the property as long as you like, 6 more
days, months, years etc.
What
other outgoings will I be responsible for other than rent?
The tenant pays for the utility bills during the course of the tenancy, the TV
licence and the Council Tax applicable to the property.
What
happens at the end of the tenancy?
At the end of the tenancy you must ensure that you comply with your obligations
as set out in your lease. You should pay particular attention to any clauses
relating to cleaning the property and its contents, removing your own
belongings and being present for the check out inspection.
When
will my deposit be returned?
After the inventory and condition inspection during the check out visit,
provided there are no missing items or damage to be considered beyond fair wear
and tear, your deposit should be returned shortly after you. have left the property. If there are to be
deductions from your deposit these will be discussed with you.
